Seller net proceeds
Your net proceeds are the sale price less the commission and the GST on it, your legal fees, the mortgage payout and any prepayment penalty, and the cost of a Real Property Report or the title insurance credit you give the buyer instead. Enter your numbers. The commission fields are an example structure; the rate is whatever you agree in your listing agreement.

An estimate for planning. Commission is negotiable and set out in your written listing agreement; the two-tier structure shown is only an example. GST applies to real estate commission. Property tax and utility adjustments on closing can add or subtract a few hundred dollars. If the home was not your principal residence for every year you owned it, capital gains tax may apply; ask an accountant. This is not legal or tax advice.
