Flow State Realty is a team of REALTORS® licensed with Century 21 All Stars Realty Ltd. in Edmonton, Alberta. This page explains what information we collect through flowstaterealty.ca, why we collect it, who helps us look after it, and the choices you have. We handle personal information under Alberta's Personal Information Protection Act (PIPA) and, where it applies, the federal Personal Information Protection and Electronic Documents Act (PIPEDA).
The short version
- We collect what you choose to send us, plus basic information about how the site is used.
- We use it to reply to you, to help you buy, sell or invest, and to make the site better.
- We never sell your information, and there are no ads on this site.
- Market update emails only go to people who ask for them, and every one has an unsubscribe link.
- You can ask to see, correct or delete your information at any time.
What we collect
When you send us a form
Our contact forms, market report requests and the forms on each REALTOR®'s page ask for your name, an email address or phone number, and anything you choose to write. The Home Matchmaker also asks about the home you are looking for: areas, budget, size, features, timing and your reason for moving. With each form we record the page you sent it from and whether you ticked the box asking for market updates.
When you browse
Like most websites, ours and the services listed below receive technical information when you visit: your IP address, browser and device type, the pages you view and how you found the site. Some of this is collected with cookies, explained further down.
When you call, text or email us
We keep what you tell us so we can help you, in the same way as a form.
We never ask for banking details, ID numbers or passwords through this website.
How we use it
- To reply to you and follow up on what you asked about.
- To search for homes, prepare a market report or home evaluation, and give you the advice you asked for.
- To send you market updates by email, only if you ticked the box for them. You can unsubscribe from any email, or just tell us.
- To understand which pages are useful so we can improve the site.
- To meet our legal and professional obligations as licensed real estate professionals.
Who sees it
Your message goes to our team, and to the REALTOR® whose page you used if you sent it from one. We also use a small number of service providers who handle information on our behalf, under their own security and privacy commitments:
- HubSpot, our customer relationship system. Form submissions are stored there. Its tracking code also records the pages visited by people who have contacted us, so we can understand what you were looking at.
- Google Analytics, which measures how the site is used overall: visits, pages and where visitors came from.
- Google Workspace, our email.
- Vercel, which hosts this website.
- OpenFreeMap, which supplies the map images. Your browser asks for them directly, so OpenFreeMap sees your IP address.
- YouTube, for the videos on some builder pages, shown in YouTube's privacy enhanced mode.
Listing information on this site comes from the MLS® System through CREA's data feed. Looking at listings does not send any of your information to CREA.
Some of these providers store information outside Canada, mainly in the United States, where it may be accessed by authorities under the laws of that country. If you have questions about how they handle it, contact us using the details at the bottom of this page.
If you become our client, your information is also held by our brokerage, Century 21 All Stars Realty Ltd., and shared as needed to complete your purchase or sale, for example with the other party's REALTOR®, lawyers, lenders, inspectors and appraisers. We may also disclose information when the law requires it.
Cookies and your browser
- Google Analytics cookies (named
_ga) count visits and tell new visitors from returning ones. - HubSpot cookies (such as
hubspotutkand__hstc) connect your visits to your record if you contact us. - Saved search filters. When you filter homes for sale, the site remembers your filters in your own browser for 7 days so you do not have to enter them again. They stay on your device; we never receive them.
You can block or delete cookies in your browser settings and the site will still work. Google also offers a browser add-on to opt out of Google Analytics.
How long we keep it
We keep your information while we are working with you and for as long as it is useful to stay in touch, unless you ask us to delete it. Some records about real estate transactions must be kept for a set time by law. For example, identity verification records required by Canada's money laundering rules (FINTRAC) are kept for at least five years, so we cannot delete those sooner.
Keeping it safe
The site uses an encrypted connection. Access to our records is limited to our team and the providers above, each with their own login. No system is perfectly secure, so if a breach ever put your information at real risk, we would tell you and report it as the law requires.
Your choices
You can ask us at any time to:
- tell you what information we hold about you and give you a copy,
- correct anything that is wrong,
- stop sending you emails, or
- delete your information, apart from the records we are required to keep.

Children
This site is for adults buying, selling or investing in real estate. We do not knowingly collect information from children.
