An estimate for planning, not a mortgage approval. Rates compound semi-annually as Canadian fixed rates do. Mortgage default insurance applies with less than 20% down and is added to the mortgage; premiums follow the current CMHC schedule. Property taxes, condo fees and insurance are extra. A mortgage broker will confirm what you qualify for.

How we work with buyers

Your path from first conversation to keys

Buying a home is eight steps, and most of the stress comes from not knowing which one you are on. Here is each step, what happens, and what we do at that point that most agents do not.

  1. Plan

We meet and listen first: what you want, your budget, your family and your timing. Then we explain the buyer representation agreement and how we are paid before you sign anything.

What we add: The answer to "what does this cost me" up front, before you sign anything.

  2. Get pre-approved

You see a mortgage broker or your bank so you know your budget at the stress-test rate and can write a firm offer when the right home comes up.

What we add: Introductions to brokers we trust, plus our affordability and closing-cost calculators.

  3. Set up your search

Your Home Matchmaker answers become a search on the MLS® System that sends you matching homes as soon as they list.

What we add: Builder quick possessions, school-zone searches and homes we hear about before they are advertised.

  4. View homes

Showings on any MLS® listing and any builder showhome, booked around your schedule.

What we add: Twenty years on the builder side: we spot construction and finishing issues most buyers miss.

  5. Price and offer

Before you offer, you see what comparable homes actually sold for, in the same community and often the same street.

What we add: A written price opinion from MLS® sold data, not a guess from list prices.

  6. Conditions

Financing, inspection, condo documents and the Real Property Report: each condition has a deadline, and we manage every one.

What we add: We attend the inspection, refer you to a reputable company for the condo document review, and know when title insurance is a fair swap for an RPR.

  7. Firm to possession

Deposit, lawyer, insurance, utilities and the final walkthrough, on a checklist with dates.

What we add: A closing checklist and a walkthrough with you before keys change hands.

  8. After you move in

We stay in touch: a yearly value check, advice when something comes up, and help when it is time for the next move.

What we add: On a new build, advice on how the warranty works and where to take a claim, from people who spent years on the builder side.

More than a typical buyer's agent

Most agents will set up an automatic search, open doors and write the offer. We do that too, and we bring the builder-side and data experience that changes what you pay and what you end up with.

FAQ

Questions people ask

Does it cost anything to use a buyer's agent in Edmonton?

Usually nothing out of pocket. In most Edmonton resale sales the seller's brokerage offers a commission to the brokerage that brings the buyer, and that is how we are paid. We confirm what is offered on each listing before you write an offer, and the terms are set out in writing in your buyer representation agreement before we start.

Can Flow State show me any listing, or only your own?

Any listing. As REALTORS® with Century 21 All Stars Realty Ltd. we can book a showing on any home on the Edmonton MLS® System, whichever brokerage listed it, and on builder showhomes and quick possessions.

How do you decide what to offer on a home?

We pull the recent sold prices for comparable homes in the same community, often the same street, and how long similar listings took to sell. You see those numbers before we talk about a price. Our community pages carry the same sold data at the neighbourhood level.

What conditions does a typical Edmonton offer include?

Most resale offers in Edmonton carry a financing condition and a home inspection condition, and condo purchases add a review of the condominium documents. Each has a deadline, usually a week to ten days. We explain what each condition protects and what happens if one is not satisfied.

Should I accept title insurance instead of a Real Property Report?

Often, yes, but know what you are trading. In Edmonton it is common for a seller without a current RPR with compliance to offer to pay for your title insurance instead, often up to about $350. Title insurance pays for covered losses later, such as a removal order for an unpermitted structure, but it does not tell you what is on the lot today and it excludes problems you already knew about. On a house with a new garage, deck or addition, we usually ask for the RPR.

How long does it take from accepted offer to possession?

Possession dates are negotiated, and 30 to 60 days after the offer is accepted is common in Edmonton. Quick possessions and vacant homes can close faster; a seller who still needs to buy may want longer.

Which areas do you work in?

Edmonton and the communities around it, including St. Albert, Sherwood Park, Spruce Grove, Stony Plain, Leduc, Beaumont, Devon, Fort Saskatchewan and Morinville. Each has its own page with live listings, sold prices and schools.

Is there a GST rebate for first-time home buyers?

Only on a newly built home. The federal First Time Home Buyers GST Rebate Program can return the GST, up to $50,000, to first-time buyers of a new home priced up to $1 million, phasing out to nil at $1.5 million, for purchase agreements signed with the builder on or after March 20, 2025. Resale homes are generally sold without GST, so there is no rebate when you buy one. If you are weighing a resale home against a new build, the rebate can tip the numbers toward the new build. Confirm your eligibility with an accountant before you rely on it.

Who qualifies and how much

What if it takes months to find the right home?

That is completely normal, and there is no pressure to rush. Your search keeps running in the background, we keep sending homes that match and book showings when one looks right, and we adjust the search whenever your plans change. You buy when the right home comes along, not before.
