Sellers
Selling your Edmonton home
Every sale is different. Some sellers need the best possible price, some need a firm date, and some are buying their next home at the same time. We start by understanding what you need from the sale, then build the plan around it: a written market analysis from recent sales in your community, marketing that puts your home in front of the right buyers, and negotiation on your side of the table until the deal closes.
Price my home- We start with your goals: your timing, the number you need and what matters most to you.
- A market analysis and marketing plan built around your home: professional photography and video, a property website and 3D tour, and every major channel.
- Negotiation on your behalf from the first offer through inspection and closing, with updates from us every two weeks.
How we sell your home
Ten steps from listed to sold
Selling goes smoothest when you know what happens next. Here is our process, step by step, with what we add at each point that most listings do not get.
Consultation and agreement
We learn your goals, timing and the number you need to net, explain the process, and walk you through the listing agreement and how we are paid.
What we add: No pressure to sign: if we are not the right fit, we will say so.
Pricing strategy
We analyse your home against recent sales in your community and set a price that brings buyers in during the first two weeks, when interest is highest.
What we add: We take the time to walk through your home with you, uncovering its unique selling features and the story behind it. We then develop a tailored pricing strategy that reflects your home's true value, highlights what makes it special, and positions it competitively in the market.
Prepare and stage
Declutter, deep clean, small repairs and staging so buyers can picture themselves living there.
What we add: A preparation checklist and referrals to contractors and stagers we trust.
Photography and pre-marketing
Professional photography and video, a 3D virtual tour, a floor plan and professional measurements.
What we add: A dedicated property website, brochures, and drone video on request.
Launch
A coming-soon sign and announcement, then the listing goes live on the MLS® System and REALTOR.ca, timed for a Thursday so it catches weekend buyers.
What we add: A social media campaign on Instagram and Facebook alongside the MLS® listing.
Showings and open houses
Showings booked through the MLS® System with your preferences, and an open house the first weekend.
What we add: Showing feedback passed along as we get it, and an update from us every two weeks.
Offers
We present every offer and compare price, conditions, deposit and dates, not just the headline number.
What we add: A side-by-side comparison of offers so the best one is obvious.
Negotiate and accept
We negotiate on your behalf, counter where it helps, and get you to an accepted offer on your terms.
What we add: Negotiation from a team with more than 1,300 homes sold, on both the builder and resale sides.
Inspection and appraisal
The buyer's inspection and the lender's appraisal can lead to requests; we handle them so the deal stays together.
What we add: We attend the inspection and have the Real Property Report sorted early.
Closing day
Your lawyer finalises the sale, ownership transfers and you receive your proceeds.
What we add: We coordinate the final walkthrough and the hand-off of keys, and we stay in touch after you move.
More than a typical listing
A typical listing gets a sign, a lockbox and an MLS® entry. Every Flow State listing gets the marketing and hands-on support below, because how a home is presented in its first two weeks decides what it sells for.

FAQ
Questions people ask
How do you decide what my home is worth?
A member of the team prepares a written market analysis from recent sales of comparable homes in your community, not a city-wide average, together with the active listings you would compete with. You get a price range, the number we would list at and the reasoning.
What does it cost to sell with Flow State Realty?
The pricing consultation is free with no obligation. Commission is agreed in writing in the listing agreement before anything is published, and nothing is charged until your sale completes.
How do you market a listing?
Professional photography and video, placement on the Edmonton MLS® System and the major listing portals, a property website with a 3D tour, social media and open houses.
Do I need a Real Property Report to sell a house in Alberta?
For most detached and duplex sales in Edmonton the standard purchase contract calls for a current Real Property Report with evidence of municipal compliance. Condominium sales usually do not. If you do not have a current one, it is common in Edmonton for the seller to offer to pay for the buyer's title insurance instead, often up to about $350, which the buyer has to agree to in the contract. We check what you have early so a missing RPR does not hold up the closing.
How long will my home take to sell?
It depends on the community, the home type and how it is priced against the current competition. Our community pages show the median days on market and sold prices for each neighbourhood, updated monthly from MLS® System data.
Can you sell my home without putting it on MLS®?
It can be offered as an exclusive listing that is not advertised to the public, if you direct it in writing. Under CREA's rules, once a home is marketed publicly it has to go on the MLS® System within three business days. Full MLS® exposure usually brings the most buyers and the most competition for your home, so we explain both routes and let you choose.
Will you tell me honestly what my home is worth?
Yes. We price from recent sales of similar homes in your community and show you the comparable sales behind the number. We will not inflate the price to win your listing: an overpriced home sits on the market and usually sells for less in the end.
