Closing cost estimator
Alberta has no land transfer tax. Instead, Land Titles charges registration fees on the transfer and on the mortgage: $50 plus $5 for every $5,000 of value. Add legal fees, title insurance, an inspection and the usual adjustments, and closing comes to a few thousand dollars on top of the down payment. Enter your numbers, or your quotes, for an estimate.

An estimate for planning. Land Titles fees follow the Alberta Tariff of Fees in force since October 20, 2024 ($50 plus $5 per $5,000 or part of $5,000). Legal fees, title insurance and inspection costs vary; ask for quotes. Mortgage default insurance is added to the mortgage, not paid in cash, and Alberta charges no provincial sales tax on it. Lenders may charge appraisal fees. This is not legal or financial advice.
