New-home GST rebate calculator
New homes in Alberta carry 5% GST; there is no provincial sales tax. Two federal rebates can reduce it. The GST new housing rebate returns 36% of the GST, up to $6,300, on homes up to $350,000, phasing out at $450,000. The first-time home buyer GST rebate, law since March 2026 for agreements signed on or after March 20, 2025, removes the GST entirely for eligible first-time buyers on new homes up to $1 million and phases out at $1.5 million.
