Sold vs asking

98.9%

St. Albert had 109 sales in September 2026, down 26% from 147 in September 2025. The median sold price was $514,190, up 1% from $510,000 a year earlier. The median time to sell was 22 days, up 29% from 17. Homes sold for 98.9% of asking. Over the summer, sales went from 142 in July to 135 in August, and the median days to sell went from 17 to 15 before rising to 22.

For sellers, the pace has cooled from August, when the median home sold in 15 days. It is also slower than a year ago. Even so, homes sold at 98.9% of asking, so buyers are not taking much off list price. Pricing close to recent sales still matters. Houses, duplexes and townhomes had a median sold price of $555,000 and a median of 20 days. Apartments had a median of $230,000 and 27 days.

For buyers, fewer sales and a longer median time to sell mean a little more time to decide than in August. Negotiating room looks modest, since sales closed just under asking. St. Albert costs more than the towns around Edmonton, where the median sold price was $456,650, but homes there took a median of 26 days and sold at 98.4% of asking. Apartments, at a $230,000 median, are the lower-priced entry point in St. Albert.

How this report is built. Sales come from the MLS® System through the REALTORS® Association of Edmonton and are compiled monthly by Flow State Realty for the area shown. Figures are medians of closed sales, not list prices and not averages, so one unusual sale does not move them. Days to sell is the median days on market for the homes that sold. "Sold vs asking" is the median of each home's sold price divided by its final asking price. Sales data current to September 2026; compiled 2026-10-07. The written summary is generated from these figures only and reviewed by the team. Not intended to solicit properties already listed for sale.
