The Hamptons recorded 12 sales in September 2026. The median sold price was $442,000, and the median days to sell was 42. Homes sold for 97.8% of asking, at a median of $287 per square foot. A year earlier there were 13 sales at a median of $445,000 and 21 days. Sales fell 8%, the median price fell 1%, and median days doubled. Twelve sales is a small sample, so single months can swing.
For sellers, the main change is pace. Median days to sell rose from 27 in July to 36 in August and 42 in September. Homes sold for 97.8% of asking, so expect some negotiation. Detached houses moved faster, with a median of 25 days across six sales. Apartments took a median of 101 days across three sales. Those type figures rest on very few sales. Pricing close to recent sold prices is the best way to avoid sitting on the market.
Buyers have more time than a year ago. The 42-day median and the 97.8% sold-to-ask figure suggest some room to negotiate. The median sold price of $442,000 compares with $460,000 in West Edmonton, where homes took a median of 34 days. By type, the median was $516,250 for detached houses, $400,000 for half duplexes and $238,000 for apartments, each on three to six sales. About 12,800 people lived here in 2021. The median age was 34.8, and 71% of homes were owner-occupied.

How this report is built. Sales come from the MLS® System through the REALTORS® Association of Edmonton and are compiled monthly by Flow State Realty for the area shown. Figures are medians of closed sales, not list prices and not averages, so one unusual sale does not move them. Days to sell is the median days on market for the homes that sold. "Sold vs asking" is the median of each home's sold price divided by its final asking price. Sales data current to September 2026; compiled 2026-10-07. The written summary is generated from these figures only and reviewed by the team. Not intended to solicit properties already listed for sale.
