Edgemont had 12 sales in September 2026, down 33% from 18 in September 2025. The median sold price was $510,200, down 3% from $525,625 a year earlier. The median days to sell was 72, up 16% from 62. Homes sold at 99.6% of asking, and the median price per square foot was $295. With only 12 sales, one or two unusual sales can move these figures, so treat them with care.

For sellers, the pace changed a lot this summer. Median days to sell went from 30 in July to 33 in August to 72 in September, while monthly sales went from 26 to 23 to 12. September's median price sat below the 12-month median of monthly medians, $526,300. Detached houses made up 10 of the 12 sales, with a median of $539,288 and 70 days. Sellers who closed still got close to asking, but expect a longer wait.

For buyers, fewer sales and longer waits suggest less competition than in July and August. Homes that sold went for 99.6% of asking, so room to negotiate looked thin on those sales. West Edmonton overall showed a median sold price of $460,000, 34 median days and 98.2% of asking. Edgemont had 5,050 residents in 2021, a median age of 31.6 and 1,695 households. Median household income was $118,000 in 2020, 85% of homes are owner-occupied and 65% are detached houses.
