Nine homes sold in Canora in September 2026, the same as September 2025. The median sold price was $360,000, up 3% from $350,000 a year earlier. The median days to sell was 21, down 22% from 27. Homes sold for 97% of asking, at a median of $348 per square foot. Five detached houses had a median price of $370,000 and a median of 15 days to sell. Three half duplexes had $339,900 and 29 days. Nine sales is a small sample, so read these figures loosely.

For sellers, the pace picked up. Homes took a median of 21 days to sell, against 27 a year ago and 38 in July. Sales have been uneven, with 5 in July, 2 in August and 9 in September, so one month does not set a trend. At 97% of asking, buyers still had some room to negotiate. Detached houses moved faster than half duplexes. Pricing close to recent sales matters. The 12-month median of monthly medians is $355,000 across 59 sales.

For buyers, Canora's median sold price of $360,000 compares with $460,000 in West Edmonton, where homes took a median of 34 days and sold at 98.2% of asking. Canora's 97% suggests a little more room to negotiate, though the sample is small. Half duplexes gave buyers the most time to decide. Canora had 3,640 residents in 2021, a median age of 36.4 and a median household income of $56,400 in 2020. Apartments make up 55% of homes, and 34% are owner-occupied.

How this report is built. Sales come from the MLS® System through the REALTORS® Association of Edmonton and are compiled monthly by Flow State Realty for the area shown. Figures are medians of closed sales, not list prices and not averages, so one unusual sale does not move them. Days to sell is the median days on market for the homes that sold. "Sold vs asking" is the median of each home's sold price divided by its final asking price. Sales data current to September 2026; compiled 2026-10-07. The written summary is generated from these figures only and reviewed by the team. Not intended to solicit properties already listed for sale.
