Homes sold for 95.7% of asking, at a median of $317 per square foot. Four detached houses sold at a median of $499,600 and 88 days. With only six sales, one or two homes can move the median a lot.

The pace slowed after the summer. Median days to sell was 34 in July and 30 in August, then 68 in September. Sales went from 10 to 8 to 6 over the same months. South West Edmonton sold at 97.5% of asking in a median of 39 days, so Twin Brooks sellers had less pull this month. Price carefully and plan for a longer listing period than the summer figures would suggest.

Buyers had more room to negotiate in September. Homes sold at 95.7% of asking and took 68 days at the median. The median sold price of $428,500 is close to South West Edmonton's $431,900, but the 12-month median of monthly medians here is $596,000 across 79 sales. Six sales is a small sample, so treat one month with care. Twin Brooks had 6,195 residents in 2021, with a median age of 48.4. About 95% of homes are owner-occupied and 83% are detached houses. Median household income was $130,000 in 2020.
