Seven homes sold in Tamarack in September 2026, up from four in September 2025. The median sold price was $455,000, down 3% from $468,250 a year earlier. The median time to sell was 39 days, compared with 18 days last year. Homes sold at 98.4% of asking price, and the median price per square foot was $274. With only seven sales, one or two homes can move these figures.

Sellers should expect a slower pace than last year. The median of 39 days is more than double September 2025, though it matches July and sits close to the 37 days in South East Edmonton. The 98.4% sold-to-ask figure is a little above the 97.9% for that wider area, so well-priced homes are still selling near asking. Monthly medians ranged from $346,250 to $455,000 over the last three months. That swing reflects the mix of homes sold, so price against comparable sales rather than one month.

Buyers have more time to decide than they did a year ago, and homes are selling close to asking, so expect limited room to negotiate. The 12-month median of monthly medians is $417,500 across 66 sales. Detached houses had four sales in September, with a median sold price of $624,400 and a median of 37 days to sell. Tamarack had 6,965 residents in 2021, a median age of 32 and a median household income of $109,000 in 2020. Of the homes, 75% are owner-occupied.
