Seven homes sold in September 2026, with a median sold price of $385,000. The median time to sell was 36 days. Homes sold for 98.3% of asking, and the median price per square foot was $269. A year earlier, nine homes sold at a median of $430,000 in 25 days. Sales are down 22%, the median price is down 10%, and days to sell are up 44%. Seven sales is a small sample, so read these figures with care.

Sellers are working with a slower market than a year ago. The monthly median sold price went from $450,750 in July to $434,000 in August and $385,000 in September. Median days went from 25 to 38 to 36. The 12-month median of monthly medians is $455,000 across 72 sales. With so few sales each month, the mix of homes sold can move the median. Realistic pricing and patience matter more than they did last fall.

Buyers have a little room, not a lot. Homes sold at 98.3% of asking, and they took longer to sell than last September. Four townhomes sold at a median of $382,500 in 26 days, so that type moved faster. The South East Edmonton comparison shows a median of $424,225, 37 days and 97.9% of asking. Maple had 3,885 residents in 2021, a median age of 31.4, and 82% owner-occupied homes.
