Westmount had 9 sales in September 2026, the same as September 2025. The median sold price was $674,900, up 175% from $245,000 a year earlier. The median days to sell was 24, down from 71. Seven of the nine sales were detached houses, and their median price was also $674,900. A change that size more likely reflects the mix of homes sold than a shift in what any one home is worth. Nine sales is a small sample.
Homes sold at a median of 100% of asking, with a median of 24 days to sell. Central Edmonton also had a 24-day median, but its sold-to-ask ratio was 96.8%. Detached houses here had a median of 14 days. July and August had 12 sales each, with median days of 38 and 34, so the pace picked up. Price against similar homes, not the area-wide median. One month of nine sales is thin evidence.
Detached houses sold in a median of 14 days, so buyers in that segment should be ready to act quickly. A 100% sold-to-ask ratio suggests less room to negotiate than in Central Edmonton, at 96.8%. The trailing 12-month median of monthly medians is $372,500, well below September's $674,900. Westmount's median age is 38.8, and 53% of homes are owner-occupied. Apartments make up 55% of homes and detached houses 37%.

How this report is built. Sales come from the MLS® System through the REALTORS® Association of Edmonton and are compiled monthly by Flow State Realty for the area shown. Figures are medians of closed sales, not list prices and not averages, so one unusual sale does not move them. Days to sell is the median days on market for the homes that sold. "Sold vs asking" is the median of each home's sold price divided by its final asking price. Sales data current to September 2026; compiled 2026-10-07. The written summary is generated from these figures only and reviewed by the team. Not intended to solicit properties already listed for sale.
