Parkdale had 6 sales in September 2026, up from 4 in September 2025. The median sold price was $179,750, down 41% from $303,750 a year earlier. The median days to sell was 28, down 22% from 36. Homes sold at 97.1% of asking, with a median price per square foot of $215. Five of the six sales were detached houses, with a median of $180,000 and 22 days. Six sales is a small sample, so one or two homes can move these medians a lot.

For sellers, the September price drop should be read with care. Median sold prices were $279,250 in July, $259,000 in August and $179,750 in September, but the monthly sales counts were 10, 11 and 6. The 12-month median of monthly medians is $214,000 across 72 sales. Homes here took a median of 28 days, versus 24 in Central Edmonton, and sold at 97.1% of asking, close to Central Edmonton's 96.8%. Pricing in line with recent comparable sales matters more than any single month.

For buyers, Parkdale sits well below the Central Edmonton median sold price of $346,232. A sold-to-ask figure of 97.1% suggests a little room to negotiate, not a lot. A median of 28 days means homes are not sitting long, so be ready to act on a good one. Parkdale had 3,720 residents in 2021, with a median age of 40.4 and a median household income of $63,200 in 2020. Of homes, 54% are owner-occupied and 49% are detached houses.

How this report is built. Sales come from the MLS® System through the REALTORS® Association of Edmonton and are compiled monthly by Flow State Realty for the area shown. Figures are medians of closed sales, not list prices and not averages, so one unusual sale does not move them. Days to sell is the median days on market for the homes that sold. "Sold vs asking" is the median of each home's sold price divided by its final asking price. Sales data current to September 2026; compiled 2026-10-07. The written summary is generated from these figures only and reviewed by the team. Not intended to solicit properties already listed for sale.
