Six apartments sold in September 2026. All six were apartments. The median sold price was $94,875, the median days to sell was 40, and homes sold at 92.8% of asking. The median price per square foot was $123. A year earlier, nine homes sold at a median of $150,000 and 55 days. With only six sales, one or two units can move the median a lot.
Buyers here are negotiating. Homes sold at 92.8% of asking, and the monthly median sold price went from $165,000 in July to $137,500 in August and $94,875 in September. The 12-month median of monthly medians is $123,000, so September came in below it. Downtown Edmonton sold at 96% of asking. Price against recent comparable sales, not July's results. Small monthly counts make any single month a noisy guide.
Buyers have room to negotiate and face little competition. Six sales in a month and a 40-day median suggest homes are not being bid up. Median days to sell was shorter than a year ago, so well-priced units still move. Downtown's median sold price was $210,000. About 4,300 people lived here in 2021, with a median age of 34.8. Some 96% of homes are apartments, and 13% of households own their home.

How this report is built. Sales come from the MLS® System through the REALTORS® Association of Edmonton and are compiled monthly by Flow State Realty for the area shown. Figures are medians of closed sales, not list prices and not averages, so one unusual sale does not move them. Days to sell is the median days on market for the homes that sold. "Sold vs asking" is the median of each home's sold price divided by its final asking price. Sales data current to September 2026; compiled 2026-10-07. The written summary is generated from these figures only and reviewed by the team. Not intended to solicit properties already listed for sale.
