Edmonton's housing market in August 2026 was a buyer's market in the making. Resale listings kept piling up, finished new homes sat unsold in numbers not seen for six years, rents slipped and fewer people moved to Alberta. At the same time builders started more homes than a year earlier for the first time in 2026, and borrowing costs held steady. Here is the month in ten numbers, with a link to the full report on each part of the market.
The ten numbers
- 3.8 months of resale supply. Up from 3.0 a year earlier and the highest since January. Four to five months is usually called balanced.
- 8,052 homes listed for sale in Greater Edmonton at the end of August, 15.1% more than a year before.
- 2,143 resale sales, down 9.8% from August 2025, the fourteenth straight month below the year before.
- $426,900 benchmark price, down 0.6% from July and 0.6% from a year earlier.
- 2,110 new homes finished and unsold in the Edmonton area, up 21.1% in a year, and the tenth straight month above 2,000.
- 1,796 housing starts in August, up 9.4%, with every home type rising for the first time this year.
- 8,033 new-home permits across the Edmonton region so far this year, down 5.9%, with single-family permits down 13.4%.
- 7,129 vacant single-family lots ready to build on in the region, up 33.9% in a year.
- 5.8% rental vacancy in the second quarter, the highest in more than four years, with two-bedroom asking rents down 4.1%.
- 16,663 net new Albertans in the second quarter, down 26.7%, the eighth quarter in a row of slower growth.
What ties it together
For three years Edmonton's market ran on population growth. That growth is slowing, and the effects are now showing up in every part of the market at once: fewer resale buyers, more listings, softer rents and more finished new homes waiting for a buyer. Prices have not fallen far. The benchmark is within a percent of last year, and new-home prices are flat, but the balance of negotiating power is moving toward buyers.
Builders are in an awkward spot. They have more finished homes and more serviced lots than at any time in years, construction costs are still rising, and yet starts picked up in August. Some of that is homes already committed to; some is builders positioning for spring. Either way, the quick-possession market is where buyers have the most room to negotiate right now.

What it means for you
- Buying: Buyers have more supply to choose from than in any August since 2022, especially among finished new homes and condos. Get pre-approved, take your time on conditions, and ask for the builder's incentives in writing.
- Selling: Price to the market you are in, not the one from spring 2025. Homes that are priced right still sell; the ones that are not sit, and the longer they sit the weaker the offer.
- Investing: Lower rents and higher vacancy squeeze cash flow. Run the numbers at today's rents with our investment calculator before you buy.
